How much a website costs in Belgium in 2026: freelancer or agency, with or without VAT, and what people forget

In Belgium a five-page showcase site usually costs €1,200–2,500 excluding VAT with a freelancer, and €3,000–6,000 excluding VAT with an agency. An online store starts around €3,500. These amounts exclude VAT: add 21% if your business cannot recover it.

The ranges below cross-check the price grids published in 2026 by several Belgian providers (agencies and freelancers), accessed on 1 November 2026. They come from people who sell the service: they are market ranges, not an official scale.

Price ranges, excluding VAT

  • Single page (landing page): €500–1,200 with a freelancer, €1,500–3,000 with an agency.
  • Showcase site, 1–5 pages: €1,200–2,500 with a freelancer, €3,000–6,000 with an agency.
  • Showcase site, 6–10 pages: €2,000–3,500 with a freelancer, €4,000–8,000 with an agency.
  • Full redesign: €2,000–4,500 with a freelancer, €5,000–12,000 with an agency.
  • Online store: €3,500–6,000 with a freelancer, €8,000–20,000 with an agency.

Excluding or including VAT: the line that surprises

Building a website is subject to Belgian VAT at the standard 21% rate. A site billed at €3,000 excluding VAT costs €3,630 including VAT. If you are VAT-registered and recover it, the price excluding VAT is your real cost. If your profession is exempt (many medical professions, for example), the price including VAT is what counts: compare quotes on that amount.

Why an agency costs twice as much

For a site of the same size, an agency is usually about twice the price. That is not necessarily excessive: it pays a project manager, a salesperson and premises, and the project passes through several hands. A freelancer does everything themselves, which costs less and avoids information lost between steps. In return, check that they cover everything you need: design, development, copy and SEO.

What moves a quote up or down

  1. Languages. In Brussels a Dutch or English version is often needed. Each language adds pages, copy and SEO.
  2. Design. An adapted template costs less than a design made for you, but stands out less from your competitors.
  3. Copy. Supplied by you, it lowers the price; written for Google and your clients, it raises it.
  4. Features. Booking, quote form, online payment, client area: each adds work and testing.
  5. Legal requirements. A business site must show the company’s identity, address, email and enterprise number (BCE/KBO), and comply with the GDPR (privacy notice, cookie banner if you use non-essential cookies).

Yearly costs, after launch

  • The .be domain: about €10–15 a year.
  • Hosting: from €0 to about €300 a year depending on the technology. A modern static site can be hosted for almost nothing.
  • Maintenance and follow-up: often offered at €50–99 a month excluding VAT. Useful for a WordPress site that needs updates, less so for a static site.
  • Ongoing SEO (optional): €200–500 a month with most providers.

Over three years these costs can add anywhere from a few hundred to several thousand euros to the starting price. Ask for them in writing before you sign.

The rule: a written fixed price, the list of pages and features, the amount including VAT, and the domain in your name.

How to compare two quotes

  • Is the price excluding or including VAT?
  • How many pages, how many languages?
  • Are the copy and basic SEO included?
  • Is there a mandatory monthly plan, and what happens if you stop it?
  • Are the site, the domain and every access in your name?

How it works

From one link to a site that brings clients.

  1. One link and one line on what isn't working. No call needed to start.

  2. Within 24 hours: the three things I would change first, the scope, the timeline and a price.

  3. New pages around the action you want, a clickable version to test, then development.

  4. Online, Search Console set up, Google Business linked, and the first pages written for real searches.
